Consultation on Mintlaw Development Framework seeking local views

Residents in a Buchan community will be asked for their views on future development in the local area in a public consultation starting next week. (Oct 19)

A development framework is required for development which involves the significant growth of a town or towns.

 

The proposed Aberdeenshire Local Development Plan (LDP) was submitted to the Scottish Government in March 2011 as the council’s settled view on the land allocations required to meet the requirements of the Structure Plan for the region.

 

In this emerging Aberdeenshire LDP, three sites in Mintlaw are proposed for up to 1,115 houses, another for up to 50 houses, over the next ten years.

 

Sites are also allocated for up to 5ha of employment land and community and retail facilities.

 

These proposals require a development framework to coordinate the development of the various sites identified, which will then be used as supplementary guidance for the LDP.

 

The framework will be used to address issues such as affordable housing, employment land and major provision for public services such as schools, open space, road and drainage infrastructure.

 

A draft development framework for Mintlaw has now been produced and published for the local community and other key stakeholders to comment on.

 

Following recent approval by the Buchan Area Committee, the draft Mintlaw Development Framework will go out to public consultation next week.

 

It is divided into five chapters and sets out key issues to be considered and resolved by landowners/developers such as wastewater infrastructure, primary school education provision, upgrades to the local road network and household waste and recycling facilities.

 

Other issues relating to employment land, retail and healthcare are also discussed.

 

Chairman of Aberdeenshire Council’s Infrastructure Services Committee, Councillor Peter Argyle, said: “This is one of the first development frameworks to be prepared in Aberdeenshire. It will help to ensure the necessary road improvements, wastewater infrastructure and education facilities are delivered by all applicants where necessary, making this an important consultation.”

 

Vice chair Jill Webster said: “A key part of the preparation of a framework is consultation by the developer with the local community.

 

“We hope people will show an interest in the future infrastructure of the area and participate in the consultation by giving their views.”
