Office suite at Scottish Natural Heritage’s sustainable headquarters for lease

An office suite at one of the UK’s highest accredited environmental buildings is coming to the market for lease via global property consultant, Knight Frank LLP.

Great Glen House in Inverness, which became Scottish Natural Heritage’s headquarters in 2006, has an office area of 455sq. M (4,898sq.ft) that is surplus to requirements. Available for lease on an all inclusive basis, the suite is located on the second floor on the south side of the building.

Based on Leachkin Road in Inverness’ Kinmylies area, Great Glen House accommodates up to 290 people.

Shortly after construction was completed in 2006, the building was awarded a score of 84% for environmental quality by The Building Research Establishment, the UK’s leading authority on sustainable construction and development – one of the highest scores achieved by a building in the UK to date. The building has also won multiple awards for its design and sustainability.

Katherine Monro, partner at Knight Frank, said: “This is a great opportunity to secure a lease in an exceptionally high quality building, which is just one of a few in the UK that have gained a BREEAM “excellent” rating from The Building Research Establishment for environmental design.

“Great Glen House has a series of green features to make the premises as sustainable as possible, including low carbon emissions, car share schemes and solar water heating systems. The building is situated less than two miles from the city centre, with sustainable transport options available. Prospective occupiers also have the benefit of an on-site restaurant and self-catering facility, together with a fully equipped gymnasium. We expect that the convenient location, combined with the advanced design features will result in a high level of interest in the office lease.”

Joe Moore, Director of Corporate Services at Scottish Natural Heritage, added: "Great Glen House is a publicly owned building and we are continuously looking at ways of making it more environmentally, operationally and financially efficient.

"It is a great building to work in. It's bright, it's comfortable and it has very high environmental credentials. It is covered by Inverness bus routes and also accommodates active lifestyles, with a large bike shed, a gymnasium and locker and shower rooms. Its location, close to the Great Glen Way, makes it ideal for lunchtime exercise."
