Aberdeen & Northern Estates (AN Estates), part of leading co-operative ANM Group, reports a buoyant rural property market across the North and North-east of Scotland, with demand remaining strong and transactions moving swiftly.

Over the summer, the team - based at the Thainstone Centre in Inverurie - launched 16 farms, rural residential properties, smallholdings, and landholdings to the market. Of these, four are already sold and seven are under offer, many following only a short marketing period, highlighting both the continued strength of AN Estates’ expertise and the success of its realistic, competitive pricing strategies.

The appetite for quality rural properties remains high, with numerous  sales attracting multiple interested parties and proceeding to closing dates. In several cases, offers have exceeded the asking price, further underlining the robust nature of the market and the confidence currently being shown by purchasers. Buyer interest comes from  a diverse range of buyers, including purchasers looking for rural residential opportunities, and investors attracted to landholdings with agricultural, forestry or amenity potential.

Transactions are moving swiftly, with properties across all categories securing early interest soon after launch. A total of 32 units have  sold or are under offer so far in 2025, with 80% achieving at or above  asking price. This strong performance  has reinforced  seller confidence to bring properties forward to market, combined  with realistic pricing strategies has led to competitive closing dates and attractive premiums being achieved.
