Shepherd offers care home in Aberchirder for sale as residential development opportunity

Shepherd Chartered Surveyors is offering the former Rose Innes care home in the village of Aberchirder for sale as a residential development opportunity.

Aberchirder is located 12 miles north east of Huntly via the A97 and eight miles west of Turriff via the B9025. The site itself sits in a prominent roadside location between South Street and Main Street, just to the south of the bowling club.

The former care home was built originally as a local cottage hospital before being converted into a residential home in the 1960’s. Extensions have been added over the years and the home previously provided accommodation for 24 residents with ancillary lounge areas and kitchen facilities.

Sitting within a 1.4 acres site, the property has a gross internal floor area of 560 sqm.

James Morrison, associate – commercial agency at Shepherd in Aberdeen, said: “There is full planning consent for the conversion of the property to 12 residential units which, upon completion, will provide five one bedroom, three two bedroom and four three-bedroom apartments.

“Works have already commenced on the property with the subdivision of the units. Our client has advised us they have purchased the kitchens, bathrooms, boilers and various other materials and a full list of the inventory can be provided to seriously interested parties upon request.”

Offers in excess of £350,000 are invited. Interested parties should contact the sole sales agent on 01224 202800.
