Multiple units in one of Aberdeen city centre’s most recognisable buildings have been put up for sale with a seven-figure price tag. 

Part of The Academy on Belmont Street - the three-storey former school building converted into a commercial complex - has been listed for offers in excess of £1million by Shepherd Chartered Surveyors.

Occupying a prime location just off Union Street, the property is home to well-known food and drink operators including Nando’s and Laila. Together, the two units generate a gross rental income of £95,000 per annum, with leases running until 2032.

The building also includes two vacant units, offering further potential to boost income. 

Originally constructed as Aberdeen Academy School, the wider site was sensitively restored and repurposed in 1998. 

It now forms a central part of The Academy, a courtyard-style development that has long been a fixture of the city’s leisure and hospitality scene.

James Morrison of Shepherd’s Aberdeen office, who is handling the sale, described it as a “rare opportunity to secure a prominent city centre asset with a strong tenant base and clear potential for income growth.”

The Nando’s unit benefits from a courtyard seating area and is currently let at £70,000 per year. Laila’s lease brings in a further £25,000 annually, with both tenants operating under full repairing and insuring terms subject to schedules of condition.
