Cala Homes has formally submitted plans to deliver more than 100 new homes and a critical new road link between two of Aberdeen’s largest communities.
The housebuilder’s proposals for the 9.87-hectare site at Pitfodels will see 103 new homes delivered, comprising 77 private and 26 affordable properties, with a mix of one to five-bedroom properties.
The plans attracted strong public support during consultation earlier this year and will deliver a £4million new bridge and link road between Inchgarth Road and North Deeside Road.
The new infrastructure will ease pressure on two historic crossings and improve transport connections across the west of the city. The development also includes generous areas of public open space and enhanced walking and cycling connections to the Deeside Way.
New images have also been released today, illustrating how the new neighbourhood and link road corridor will look once complete.
Ross Maclennan, Land Director at Cala Homes (North), said: “This site has been the subject of long-running discussions, but we believe the time has come to deliver something tangible, high-quality family and affordable homes, and a critical piece of road infrastructure that will benefit the wider region.
“We are grateful to the hundreds of residents who engaged with us through the consultation process. Their feedback has helped to shape these final proposals, which we believe strike the right balance between delivering much-needed housing and respecting the character of Pitfodels.”
Cala carried out extensive pre-application consultation over the summer, holding two drop-in exhibitions at the Marcliffe Hotel and inviting feedback via a consultation website and email. More than 220 responses were received, with 75% strongly supportive of the proposals.
Supportive feedback focused on the delivery of the link road, improved safety and reduced congestion on unsuitable local routes, better walking and cycling infrastructure including enhanced Deeside Way connections, the delivery of new and affordable homes in an area with significant housing demand.
Following public feedback, Cala has reviewed the original masterplan and evolved it to reduce overall density in favour of a more organic layout with substantial green space.
An Environmental Impact Assessment is being prepared to accompany the application, covering landscape, ecology, and built heritage considerations.
If planning permission is granted, Cala aims to be on site in Autumn 2026, with the first homes completed by Summer 2027. The link road is expected to be completed by Summer 2028.
Mr Maclennan added: “Cala Homes was founded in Aberdeen 150 years ago, and we are proud to continue shaping communities in our home city.
“This development would deliver lasting benefits for both new residents and the wider west Aberdeen community.”
