Heating controlled by an app, USB sockets to charge smart phones and active high-speed broadband will be installed as standard as Bancon Homes’ futureproofs its latest development in Inverurie.

The Aberdeenshire housebuilder is making use of the very latest innovations at Monument View, a development of 43 homes situated to the north-west of the town.

Monument View is Bancon Homes’ first site to have HIVE heating control systems installed as standard, which means buyers can remotely operate their heating by using an app on their phone.

Broadband will also be installed and operational when owners move into their new homes, with satellite dishes fitted to every house, ranging from two, three and four-bed detached and semi-detached villas to three-bed bungalows.

The lighting uses energy saving bulbs and LEDs as well as white goods which use 25% less energy consumption and water.

Bob MacArthur, design manager at Bancon Homes, said there were numerous benefits to buying a new build home rather than an older property.

“The main benefit of a new build is that it’s a one-stop process and you have a fixed price and a fixed entry date, as well as a 10-year warranty with the National House Builders Council (NHBC),” he said.

“Technology has moved on and new homes are designed to suit modern, open plan living. The trend was previously for separate kitchens, dining rooms and living rooms, but nowadays buyers usually prefer a large, open space in which to cook, eat and socialise.

“We spend time and effort looking at the specification, which includes fitted wardrobes in every bedroom. We aim to create the stepping stones you’d naturally go through in each room and make sure we have thought of everything, like adding USB ports to selected sockets so phones can be charged easily.

“At Bancon Homes we exclusively use Kitchens International, which supply our German-made kitchens and Siemens appliances. Every house will have a shower as standard and most of our homes have at least one en-suite, which is another must-have for today’s buyers.”

A video showing a virtual walk and drive through the development has been has been created to show the layout of the development and help potential buyers visualise their chosen home.

“We comply with designing streets legislation which attempts to dilute the visual impact of the car and creates a much better sense of place, safer spaces designed to slow traffic,” added Bob.

“Our houses have a contemporary look from the outside as well as inside, using low maintenance products. This is a major plus when buying a new build as there is low - and often no - maintenance worries. Cedral cladding is maintenance free. The grey double glazed windows, facias and guttering are UPVC, which is now recognised as a highly sustainable material.

“Buyers can simply move straight in and unpack, then get on with living in their new home.”
